Beating the Tax Credit Deadline

With the approach of the first-time homebuyers tax credit coming up, many are scrambling to put in offers on homes and properties to qualify by the deadline. A recent article from Move.com gives buyers great advice on how to streamline the homebuying process, just by asking the right questions. See below for examples of what to ask if you are trying to squeeze a sale in by November 30th:
Questions toward the Listing Agent:
*Does the home have older appliances or systems? *Does the home need extensive repairs (if so, what?) *Is there mold? (Also, in this day and age, it may be smart to also ask if there is any possibility of Chinese drywall)
Questions the Buyer needs to ask before making an offer:
*How long has the property been on the market? *Have there been any price reductions? *Do the homeowners need to move by a specific date? *Are there any offers on the property?
All of these questions are ones that any qualified real estate agent should be asking already, but it's always helpful to be a smart and prepared buyer. Should you receive less than stellar answers to these questions, you can make your choice to either stick with the property and continue with the purchase, or move on to another home.
