Bella Terra is Selling!

Bella Terra is a large gated community in Estero mainly developed by Lennar Homes. The community is close to Florida Gulf Coast University, Coconut Point Town Center, Miromar Outlets, Gulf Coast Town Center, and many other restaurants and shopping. Lennar has built an Italian inspired Clubhouse with a large resort pool, soccer/baseball/football fields, fitness center, and inline skating park. Bella Terra features townhomes, attached villas, condos, single family homes, estate homes, and executive homes.
So what is going on in Bella Terra these days? Lots of SALES. Not only is Lennar selling a lot of product, but many of the re-sales are quickly going under contract. Apparently, part of the strategy is that Lennar is buying back most of the foreclosures and short sales that have come on the market. I see this as a very responsible builder stepping up to the plate to ensure the success of a community.
Currently there are 54 homes on the market ACTIVELY for sale.
The surprising news is that there are 72 PENDING SALES, and 50 CLOSED SALES just in 2009.
What does this mean for the consumer? Now, is a great time to BUY in Bella Terra. There is great opportunity for investment, a starter home, or a vacation property. I am seeing all sorts of buyers enter into this community, and it is one of the success stories in Estero. Despite lower priced transactions, it is important to keep property moving, and that is exactly what is happening here.
