Homebuyer Tax Credit!
Posted: September 15, 2009
The $8000 Homebuyer Tax Credit has been a catalyst for recovery in the local, Fort Myers, Estero, Naples, and Bonita Springs, markets as well as on the national level. As the D-Day for the expiration of the Homebuyer tax credit approaches, realtors are looking for some legislature to revive, renew, and extend the Homebuyer tax credit.
Currently, any home that goes under contract, satisfies contingincies, and goes to closing prior to December 1st, 2009 is eligible for the Homebuyer Tax credit, as long as you haven't had a primary residence for the past three years. In today's market, providing the home is not a short sale, it typically takes 30-60 days from contract to closing. Action needs to take place to extend this program well before the exipration date. Today's lower prices and interest rates appeal to consumers, but it's been the tax credit that has attracted people to open houses and to homeownership.
The market has improved, but has not fully corrected itself. Southwest Florida has seen home sales increasing dramatically over the past year, but there is still a large amount of inventory that we need to go through before we can take a deep breath. If you live in Naples, Bonita Springs, Estero, Fort Myers, or are planning to move here, and want to know more details of the First Time Homebuyer Tax Credit, stay tuned, or give me a call and I can help better explain...
Have an Outstanding Day...Jay Berube
