Inexpensive Ways to Improve Your Home

Whether getting your property ready to rent or listing it for sale, there are many "tips and tricks" an owner can do to improve their property without breaking the bank. In the Real Estate game, it's all about price and what makes a property stand out above the rest. Sometimes, just taking the extra time to make simple improvements and keep a home updated is all it takes. Read below for a list of ideas that really get owners a big bang for their buck:

* Rip out old and dated carpet - that turquoise color may have been appealing a few decades ago, but new buyers or renters will have a hard time seeing anything else. Opt for low pile beige or neutral colored carpeting, preferably commercial if available (it will be able to stand up to more wear and tear).

* Give the interior a fresh coat of paint - neutral colors like wheat, tan, and off white are sure bets when it comes to choosing a pleasing color. Keeping a home neutral allows for others to better visualize their furnishings in the property without focusing on the color itself.

* Update outdated lighting fixtures - if your bathroom has the standard vanity light strip, it may be a good idea to replace it with a new fixture. Between home improvement stores and discount websites, there are many inexpensive options for lighting, and updated lighting shows great.

* Upgrade your kitchen or master bath - odds are, renters or buyers will be spending a lot of time in both of these rooms, so any improvements you make will be well worth the expense. Experts suggest starting with the counter tops first, as it's usually the first thing someone sees. Solid surface countertops are recommended, but even laminate in a neutral color can make a good impression.

Finally, the number one tip experts and realtors recommend is FREE - keep your home clean and clutter-free. Buyers and renters can't see how spacious a room or area is if all they see are knicknacks and dust. While this tip is the easiest to do, it's also often the most overlooked.
