Pets and Selling Your Home

When selling your home, it's always smart to present your home in the best light possible. What may not occur to some homeowners, however, is the presence of pets, and their effect on a potential sale.
Pets are typically regarded as an additional family member, but sometimes, pet paraphernalia (and pets themselves) may get in the way of a buyer's perception. Here are some ideas and tips to ensure that your beloved pet doesn't cost you a sale:
* When possible, it's usually best to remove any pets entirely when showing your home. If your pet has a tendency to get overexcited with new guests, or is simply a larger breed, it may put off potential buyers.
* Make sure that pet odor is not the first thing that a buyer smells. Be sure to remove all litter boxes, potty pads, etc. before showing. Also, do your best to remove pet hair if possible, on the off chance someone may be allergic.
* Check out your furniture and floors for wear and tear from pets. Scratched up furniture or flooring can put the idea in a buyer's head that there will be other damage elsewhere.
* Waste not, want not - pet waste in the yard is a clear indication of pets, so make sure that all waste materials are disposed of. Also, if your home has a pet door, you may want to either replace the door yourself, or include an allowance for the potential buyer for them to replace it.
