Staging for a Sale

If you are in the market to sell your home, staging can play a big role on how your property is received with prospective buyers. While some may think that staging can be complicated, it really just takes a few common-sense moves to get your home show-ready. Below are some tips and tricks to making your home ready to sell!
* Want not, waste not - Clutter can kill a sale faster than you can say "knicknack". Aside from giving the home a disheveled appearance, excessive clutter makes the buyer focus on the clutter itself, not the attributes of the home, or how much space it has.
* Great Personality - There are some homes that give you the warm fuzzies, and there are others that make you feel like you just walked into a family reunion. Keeping personal mementos, such as photos and sentimental objects, to a minimum allows the buyer to see themselves in the home.
* Clean up the Mess - Homes can endure a lot of traffic, especially those with large families. Before your home goes on the market, be sure to think "white glove clean", and clean your home as much as possible. Dirty or unkempt homes makes the buyer think "what else in this house do I have to look out for?", not "Wow, this is move-in ready!"
* A Room with a Purpose - Homes that showcase rooms with a definite purpose will probably be the homes at the top of a buyer's list. For example, if you had turned your traditional dining area into a makeshift office, make the extra effort to show it as a dining area again. Buyers will not always have the time or the foresight to think about how else to purpose a space.
*Crowded House - Space is the name of the game with homes, and the more you have, the better off you are. Having excess (or large) pieces of furniture crowding a room takes away valuable square footage, and makes it difficult for a buyer to see past it (literally). Store extra furniture in a nearby storage unit to give the best appearance possible.
* If It's Not Broken, Don't Fix It - But if it is, take care of it as soon as possible! Broken or faulty items scream neglect to prospective buyers, and puts them on the lookout for more problems.
