Sales Across Southwest Florida Are Up! In this issue of the Encompass Realty Group Newsletter, we wanted to relay some statistics and figures recently released by local newspapers from the Port Charlotte and Lee County areas, and Florida Realtors. Taking into account home and condo sales from the beginning of this year through August, here are some uplifting statistics that show Southwest Florida's Real Estate market is gaining steam:
*Number of homes sold through August 2009: 11,178 *Number of homes sold in all of 2005: 9,842
*Pending Sales in August 2009: 1,752 homes (up 51.5%) *Pending Sales in August 2008: 1,157 homes
*Overall Home Sales in August 2009: up 80.7% from last year (Year-to-date: 124.9%)
*Inventory down to a 4-month supply of single-family homes (from a 9-month supply at the beginning of the year)
Statewide figures are also on the upswing:
*Sales of existing homes in Florida: up 28% from last year
*Condo Sales in Florida: up 45% from last year
*August 2009 Home Sales: 13,850 (sales in August of last year: 10,813)
Some reasons for the increases can be attributed to foreclosures, the median home prices going down, and cash only investors flooding the market. Combined with lower than usual mortgage rates, and the first-time homebuyers tax credit, prospective home buyers are finding it easier to purchase a property.
